Our Services

Full Management Services

  • Advertising - We take photos and video of your property and create a website for it.  We also post to Craigslist and use Google Search Engine Optimization to promote our websites.  We perform showings of the property and recommend tenants.  Occasionally, we list in the local newspapers.

  • Full Tenant Communications - Perform rental collection, act as call center, 24-hour emergency call center, and all interaction with tenants.

  • Third Party Communications - We hire licensed contractors and provide handyman services as needed.

  • Payment Processing - We will pay all contractors and collect all monies from tenants on your behalf.

  • Legal Work - We initiate and follow through on litigation, as needed, and share half of the expenses for legal counsel for evictions on tenants we recommended (up to $1,000.00 maximum).

  • Management Fees - 12% of all monies collected on your behalf as payment for services.  Up to a 12% markup on supplier\subcontractor invoices at WHPG’s discretion.  $40.00 per hour for WHPG personnel onsite.

Basic Management Services

  • Advertising - We take photos and video of your property and create a website for it.  We also post to Craigslist and use Google Search Engine Optimization to promote our websites.  We perform showings of the property and recommend tenants.  Occasionally, we list in the local newspapers.

  • Basic Communications - Rental collection, call center, 24-hour emergency call center, and coordination with tenants when you, or your subcontractor, needs access to the property.  Emergency calls after hours will be filtered by WHPG to determine severity.  If action is needed, Owner will be contacted after hours.

  • Owner Maintenance - The line we do not cross is the hiring of subcontractors or handyman services, nor the paying of subcontractors.  The Owner maintains this responsibility.

  • Payment Processing - We collect monthly rental payments from the tenants.

  • Legal Work - We initiate and follow through on litigation, as needed, and at the Owner’s direction.  Owner is responsible for any legal fees or service fees related to the property.

  • Management Fees - 10% of the monthly rental payment is withheld by WHPG as payment for services.

Advertising Services

  • Advertising - We take photos and video of your property and create a website for it.  We also post to Craigslist and use Google Search Engine Optimization to promote our websites.  Occasionally, we list in the local newspapers.

  • Applications – WHPG collects applications from our web services and forwards them to the owner’s e-mail address or we can print them for the owner to pick up.  The owner then schedules showings, picks a tenant, signs a lease, etc.  If the owner chooses one of WHPG’s applicants then the owner will pay WHPG the agreed upon Management Fee.  The owner assumes all risks and makes all agreements directly with the tenant.

  • Management Fees – WHPG’s management fee is equal to one month of the rental rate of the property.  Owners can choose to have the tenant’s first full rental payment made out directly to WHPG.

  • Minimum Fee – $250.00 if WHPG advertises but the owner chooses a tenant not supplied by WHPG.
